WHAT IS AN EMERGENCY REPAIR?

An emergency repair is any issue that:

  • Poses an immediate risk to people, or
  • May cause serious damage to the property if not addressed straight away.If you are unsure, treat the issue as urgent and follow the steps below.

Step 1: Lodge Your Request (Required)

All routine and urgent maintenance must be lodged via the Tenant Maintenance Portal (TAPI): Linked Here

Step 2: During Business Hours

Monday–Friday | 8:30am–5:00pm (excluded public holidays)

  • Lodge the issue via TAPI
  • If the issue is urgent, also call our office:

Step 3: After‑Hours Emergencies Only

After‑hours contractors must only be contacted for genuine emergencies.

  • Maximum after‑hours allowance is $350.00 to make the situation safe and usable.
  • If the issue is not deemed an emergency, call‑out costs may be charged to the tenant.

  • Water leaks (meter/verge side): – Report directly to Water Corporation – 13 13 85
    Water leak action: Turn off the water meter immediately. Turn back on only as needed (e.g. toilets/showers) until repaired.
  • Electrical hazards (power lines, meter issues): Western Power 24/7 – 13 13 51
  • Gas faults & emergencies: 13 13 52
  • State Emergency Services (SES): 13 25 00

  • After‑hours attendance is limited to making the situation safe only. If you are unsure, the emergency
    trade will take your call and guide you through the situation and next steps.
  • Maximum after‑hours allowance:   $350.00 to make useable/safe.
  • If the issue is not deemed an emergency, call‑out costs may be charged to the tenant
  • Air conditioners and ovens are not classified as emergencies
  • Owners’ insurance does not cover tenant belongings — tenants are strongly encouraged to hold contents insurance
